WHAT TYPES OF APARTMENTS ARE AVAILABLE AT THE APARTMENT RESIDENCES AT AKA?
The following apartment types are available at The Apartment Residences at AKA:
- Studio/1 Bath: 520 sq ft and up
- 1 Bed/1 Bath: 600 sq ft and up
- 2 Bed/2 Bath: 960 sq ft and up

DO YOU HAVE PENTHOUSES AT THE APARTMENT RESIDENCES AT AKA?
Yes, the 45th and 46th floors of the FMC Tower are our Penthouse floors. On these floors, you can expect floor-to-ceiling windows with panoramic skyline views, Carrara marble bathrooms, an upgraded furniture program, upgraded kitchen appliances to include a panelized refrigerator and dishwasher, as well as a marble backsplash, a Lutron Wi-Fi lighting system providing the ability to customize lighting controls throughout the apartment. The apartment layouts and overall square footage do not vary from our non-Penthouse floors.
WHAT IS REQUIRED TO APPLY FOR AN APARTMENT AT THE APARTMENT RESIDENCES AT AKA?
- Each prospective resident must fill out an application which has a $50.00 per person application fee
- Proof of income. These documents include the three most recent pay stubs, bank statements, or current tax returns
- Valid Proof of ID (i.e. Passport or Driver's License)
- Applicants must be 21 years of age or older
CAN I LEASE AN APARTMENT IN ADVANCE?
Yes! We can offer a TBA (to be assigned) lease agreement up to 8 months in advance based on availability. Though we cannot guarantee the exact apartment number, we can offer one that is similar to your preferred layout. A security deposit is required, along with a signed lease and accompanying documents.
WHAT IS THE SECURITY DEPOSIT AT THE APARTMENT RESIDENCES AT AKA?
We require a minimum one-month security deposit for applicants with a favorable credit history. Based on credit history, an increased deposit of two months may be required.
WHAT UTILITIES ARE INCLUDED AT THE APARTMENT RESIDENCES AT AKA?
There is no additional charge for trash, water, and sewage. Gas is a fixed cost of $20 per month for a studio and one bedroom, and $30 per month for two bedrooms. Electric utilities are metered to each apartment and charged based on use. Note that The Apartment Residences at AKA University City is a Gold Certified LEED Building and therefore has strong energy efficiency that benefits residents through low energy costs.
ARE THERE TAXES ON THE MONTHLY RENTAL FEE AT THE APARTMENT RESIDENCES AT
There are no taxes on monthly rental fees at The Apartment Residences at AKA.
HOW DO I MAKE MY LEASE PAYMENT AT THE APARTMENT RESIDENCES AT AKA?
Rent payments for The Apartment Residences at AKA are accepted by the following methods:
- cashier's check
- wire transfer
- directly through the resident portal
We do not accept cash payments.
WHAT FURNITURE IS INCLUDED IN THE FURNISHED APARTMENT RESIDENCES AT AKA
A full list of items can be provided based on the specific suite selection. The following outlines the key items included in the furnished apartments at AKA

IS THERE AN AMENITY FEE FOR RESIDENT USE OF LEVEL28 AMENITIES?
There is a $50.00 monthly amenity fee for access to all 25,000 square feet of Level28 amenity space. Level28 features an array of wellness, business, entertainment, and dining options. We encourage you to visit our website for further details on Level 28.
WHAT ARE THE DINING OPTIONS AT THE APARTMENT RESIDENCES AT AKA?
You can enjoy breakfast, brunch, lunch, and dinner at our on-site restaurant, Walnut Street Café. Order right to your apartment, dine on Level28, or experience the restaurant located off our lobby in the FMC Tower. IS HOUSEKEEPING AVAILABLE AT THE APARTMENT RESIDENCES AT AKA?
We do not offer housekeeping services onsite for The Apartment Residences; however, we would be happy to recommend convenient housekeeping services for you.
WHAT IS THE PET POLICY AT THE APARTMENT RESIDENCES AT AKA?
The Apartment Residences at AKA University City are pet-friendly with up to 2 pets per residence. There are multiple parks and dog runs within steps of our property, located along the Schuylkill River and Cira Green Complex. Note that residents of our apartments must register pets by completing a pet addendum for management approval, and are responsible for a $500 non-refundable pet fee, as well as a $40 per month pet rent.
WHAT CABLE OPTIONS ARE AVAILABLE TO RESIDENTS AT AKA UNIVERSITY CITY?
We can accommodate both Comcast Xfinity and Verizon Fios for cable and/or internet coverage in all apartments. Phone connectivity and Wi-Fi are available in all public areas, including the lobby, hallways, and amenity spaces.
IS PARKING AVAILABLE AT THE APARTMENT RESIDENCES AT AKA?
Secure and convenient parking options are available for monthly unlimited entry and exit at the Cira South Garage, with a covered walk path connecting the garage to AKA University City. Monthly parking rates start at $370. Note that the garage is also available for public parking daily for friends/family/guests.
DO YOU OFFER BIKE PARKING?
Within the Cira South Garage, there is a secure bike cage that is complimentary to all residents and requires annual registration.
IS RENTERS INSURANCE REQUIRED AT THE APARTMENT RESIDENCES AT AKA?
Yes. Renter's liability insurance is required for Apartment Residences at AKA, with a minimum of $100,000 in liability coverage per occurrence. For your convenience, we utilize ResidentShield as our preferred provider to assist with insurance.
WHAT IS THE MOVE-IN PROCESS AT THE APARTMENT RESIDENCES AT AKA?
You can schedule a tour and begin the online registration and application here. Once the lease is signed, our team at The Apartment Residences at AKA will work with you to complete all necessary paperwork and schedule your move-in date and time. We require the first month’s rent and security deposit in full before delivering keys to the resident.

WHAT IS THE CANCELLATION POLICY OF THE APARTMENT RESIDENCES AT AKA?
We provide early lease termination options as well as flexible lease term options based on the needs of our residents.
HOW CAN I GET TO THE APARTMENT RESIDENCES AT AKA?
Our apartments are steps from Amtrak’s 30th Street Station, the mid-Atlantic area's transit hub, and accessible to all 141 commuter towns in the Greater Philadelphia region, and a short 10-minute walk from the bustle of Center City.
WHAT IS THE POLICY FOR PACKAGE AND FURNITURE DELIVERY AT THE APARTMENT RESIDENCES AT AKA?
Upon move-in, Residents will register for our internal package notification software and will be notified when parcels and packages are delivered to arrange pickup or delivery. We offer a loading dock and freight elevator for the delivery of larger items, which must be reserved 48 hours in advance. Our Resident Services team can assist with coordination.
IS THERE STORAGE AT THE APARTMENT RESIDENCES AT AKA?
Yes, we have residential storage lockers available. Lockers are 4’ wide by 4’ deep by 8’ tall and are available as a full locker for $75 per month or a half locker for $40 per month.
WHAT TYPE OF COMMUNITY ENGAGEMENT CAN RESIDENTS EXPECT AT THE APARTMENT RESIDENCES AT AKA?
We host themed monthly resident events designed to keep residents engaged, informed, excited, and connected with neighbors, the AKA team, learn about new and ongoing amenities and programs (and yes, there's always complimentary food!) Past events include spa activations on Level28, a complimentary Valentine's Day Coffee Bar, open mic nights, movie nights in the onsite cinema, and resident appreciation events.
