Do you have Penthouse options?
Yes, the 45th and 46th floor of the property are considered Penthouse floors. While the apartment layouts and overall square footage do not vary from our non-Penthouse floors, there are ceiling height and design features that differentiate the Penthouse apartments, including:
- Floor to ceiling Carrara marble bathrooms.
- Upgraded kitchen appliances to include panelized refrigerator and dishwasher as well as marble backsplash.
- Lutron wifi lighting system providing ability to customize lighting controls throughout apartment.
What is required to apply for an apartment?
- Each prospective resident must fill out an application - $50.00 application fee
- Proof of income. These documents include three most recent pay stubs; bank statement or current tax return
- Valid Proof of ID (i.e. Passport or Driver’s License)
- Applicants must be 21 years of age or older
Can I pre-lease an apartment?
Yes! We can offer a TBA (to be assigned) lease agreement. Though we cannot guarantee the exact apartment number, we can offer one that is similar to your preferred layout. A security deposit is required, along with a signed lease and accompanying documents.
How much is the security deposit?
We require a minimum one month security deposit for applicants with favorable credit history. Based on credit history, increased deposit requirement options may be available.
What utilities are included?
There is no additional charge for trash, water, and sewage. Gas is a fixed cost of $20 per month for a studio and one bedroom and $30 per month for a two bedroom. Electric utilities are metered to each apartment and charged based on use. Note that AKA University City is a Gold Certified LEED Building and therefore has strong energy efficiency that benefits residents through low energy costs.
Are there taxes on the monthly rent fee?
There is no rental tax for an apartment lease.
What furniture is included in the furnished apartment options?
A full list of items can be provided based on the specific suite selection. The below outlines the key items included in the furniture package:
- Dining furniture (table/chairs)
- Living room furniture to include area rug
- Bedroom furniture to include bed, mattress, console
- Floor, table top, and pendant lighting
- Artwork in the living room and bedroom
- Televisions in living room and bedroom
- Desk/daybed/shelving where applicable
Furthermore, the furniture packages are consistent with the high quality Italian furniture partners we selected for our luxury hotel suites, to include Lema, Living Divani, Cassina, Flos, and Porro.
Is there an amenity fee for Level 28?
There is no additional fee for AKA University City residents to utilize Level 28, the 25,000 square feet of amenity space. Level 28 features an array of wellness, business, entertainment, and dining options within the following areas:
- Business lounge
- Boardroom / Private Dining Room
- Golf Simulator
- Massage Room
- Technogym Fitness Center
- Yoga Room

Is your property pet friendly?
Yes, AKA University City is pet friendly up to 2 pets per residence, although some breeds of dogs and most exotic animals are restricted. There are multiple are parks and dog runs within steps of our property. Note that residents must register pets by completing a pet addendum for management approval, and are responsible for a $500 non-refundable pet fee, as well as a $40 per month pet fee.
What cable options are available to residents?
We can accommodate both Comcast Xfinity and Verizon Fios for cable and/or internet coverage in all suites. Phone connectivity and wifi is available in all public areas such as the lobby, hallways, and amenity spaces.
Is convenient parking available?
Secure and convenient parking options are available for monthly unlimited entry and exit at the Cira South Garage, with a covered walk path connecting the garage to AKA University City. Monthly parking rates are $310 for general admission and $510 to secure a designated parking spot. Note that the garage is also available for daily public parking for friends/family/guests.
Is renter's insurance required?
Yes, renter's insurance is required.

If I sign an annual lease and my plans change, what is the early termination policy?
We provide early lease termination options as well as flexible lease term options based on the needs/comfort of our residents.
What is the process for package and furniture delivery?
Resident can register on our internal package notification software which is received through our Resident Services team and will be communicated to residents when parcels and packages are delivered to arrange either pickup or delivery. For larger scale items being sent as freight or through a third party delivery company, the loading dock will likely be required. Our Resident Services team can assist with coordination.
Do you have storage facilities on-site?
Yes, we have residential storage lockers available to residents for seasonal and large scale items. Lockers are 4’ wide by 4’ deep by 8’ tall and are available as a full locker for $75 per month or a half locker for $40 per month.
Is there bike storage on-site?
Yes, within the Cira South Garage, there is a secure bike cage that is complimentary to all residents and simply requires an annual registration.
